What’s actually happening when the underlayment starts to go
As underlayment ages, it dries out, becomes brittle, and starts to crack or tear, particularly around fasteners, valleys, and any place where it flexes with the roof deck. Once that happens, water that gets under a tile during a storm — which happens more than people realize, since tiles were never meant to be the sole barrier — has a direct path down into your roof deck instead of running off harmlessly.
