Tile roofs are everywhere in Tucson and across southern Arizona, and for good reason. They handle heat well, they look great on the architecture here, and the tiles themselves can last fifty years or longer. But “long-lasting” is not the same as “maintenance-free,” and most of the tile roof problems Arizona homeowners deal with come from assuming nothing needs attention because the tiles still look fine from the driveway.

Underlayment Failure: The Problem You Cannot See
This is the most common and most misunderstood tile roof issue in Arizona. The tiles on your roof are not what keeps water out. The underlayment beneath them is. It is a waterproof membrane that sits between the tiles and your roof deck, and it is the actual barrier between your home and the weather.
Here is the problem: Arizona heat breaks down underlayment faster than it does in cooler climates. The tiles themselves may look perfect from the street, but underneath them the membrane can be cracked, brittle, and failing. We get calls regularly from homeowners who cannot figure out why their tile roof is leaking when none of the tiles are broken. The answer, almost every time, is roof underlayment failure.

Cracked and Broken Tiles
Tile is durable, but it is not indestructible. The most common roof tile damage causes in Tucson include:
- Foot traffic. Walking on a tile roof without knowing where and how to step is one of the fastest ways to crack tiles. This includes HVAC technicians, satellite installers, painters, and homeowners inspecting their roofs after a storm.
- Monsoon debris. High winds can send tree branches, patio furniture, and other objects across a roof at speed. Even small impacts can chip or crack clay and concrete tiles.
- Thermal cycling. Tucson can swing forty degrees or more between daytime highs and overnight lows. Over years, that constant expansion and contraction weakens tiles, particularly older clay tiles that have already been through decades of it.
- Settling. As a home’s structure shifts over time, even slightly, tiles can shift or crack under the new stress points.
A cracked tile on its own may not cause an immediate leak, especially if the underlayment beneath it is still intact. But it opens a path for water, debris, and pests, and the longer it sits, the worse the secondary damage gets.
Slipped and Displaced Tiles
Tiles are designed to overlap and interlock. When one slips out of position, it exposes the underlayment or deck below it and breaks the drainage pattern for the tiles around it. Monsoon winds are the most common cause, but poor original installation and deteriorating fasteners can also let tiles shift over time.
Displaced tiles are easy to spot from the ground if you know what to look for: a tile that sits higher or lower than the ones around it, or a gap where you should see a consistent line. If you see something off after a storm, it is worth having it checked before the next one.
Flashing Failures
Flashing is the metal installed wherever your roof meets a wall, chimney, vent pipe, or other penetration. It directs water away from those seams, and when it corrodes, lifts, or separates, water gets underneath the tiles and into your home. In Tucson, the combination of UV exposure, heat, and monsoon rain is hard on flashing, and it tends to fail well before the tiles around it show any wear.
We locate the actual source of a leak rather than sealing over the spot where water shows up inside, because on a roof those two points are often nowhere near each other. Flashing problems are a common example of that disconnect.
Debris Buildup in Valleys and Low Points
Roof valleys, the channels where two roof planes meet, are designed to move water off the roof quickly. When leaves, dirt, and small debris collect there, water backs up and sits instead of draining. Standing water accelerates underlayment breakdown and can work its way under surrounding tiles.
This is especially common on tile roofs near mesquite trees or other desert landscaping that drops fine debris throughout the year. A yearly cleaning of valleys and low points goes a long way toward preventing water damage.
How to Prevent Tile Roof Damage in Arizona

Get an annual inspection. Once a year at minimum, and again after any significant monsoon storm. Stay off the roof yourself. If you suspect a problem, call a roofing contractor rather than climbing up to check. Walking on tile incorrectly causes more cracked tiles than storms do, and the damage may not be visible until the next rain.
Address small repairs immediately. A single cracked tile is a quick, inexpensive fix. That same cracked tile after two monsoon seasons can mean underlayment damage, deck rot, and interior water damage. The repair that could have been handled in an afternoon turns into a much larger project.
Control debris near your roofline. Trim back overhanging branches and keep gutters clear. Desert landscaping does not produce the volume of leaves that other climates do, but it does produce enough to clog a valley or a gutter over time.
Know the age of your underlayment. If your tile roof is twenty years old or older and has never had the underlayment addressed, it is time to have it evaluated. The tiles may have decades of life left, but the waterproofing layer beneath them may not.
